Mortgage Readiness Checklist

What Is a Mortgage Readiness Checklist—And Why Does It Matter?

Getting a mortgage in Canada starts long before you apply—it begins with being ready. That’s why we created this mortgage readiness checklist: to help you understand what lenders look for, identify any gaps, and take control of the approval process. Whether you’re buying your first home, refinancing, renewing, or consolidating debt, this checklist ensures you’re prepared, organized, and one step ahead.

For additional financial literacy tools, visit the Financial Consumer Agency of Canada—a government resource on budgeting, credit, and responsible borrowing.

Whether you’re:

  • Buying your first home
  • Refinancing to lower payments or access equity
  • Renewing your mortgage
  • Consolidating debt into your mortgage

…this checklist can help you avoid surprises and speed up your approval.

1. Credit Health: Are You in Good Standing?

Your credit score and report are the first things lenders review. They help determine both your eligibility and your interest rate.

  • Do you know your current credit score? (Use Equifax or TransUnion Canada)
  • Are there any missed payments, collections, or maxed-out cards?
  • Have you been subjected to a lien, judgment, or bankruptcy in the past 7 years?
  • Have you reviewed your credit report in the past 6 months?

Tip: As a first-time home buyer, you will need a credit score of at least 620. A credit score above 680 will allow you to qualify for a larger mortgage and possibly better rates. If you’re below these scores, your Sunlite Mortgage agent can help you explore alternative options or create a credit improvement plan.

2. Income & Employment: Can You Prove Your Earnings?

Lenders need to verify that your income is stable and sufficient to carry the mortgage. The documentation required is dependent on your employment status.

  • Are you salaried, commissioned, or self-employed?
  • Do you have multiple jobs or work overtime?
  • Have a rental property?
  • Do you have at least 2 years of consistent income history?

Can you provide :

  • Pay stubs
  • Income verification letter
  • Full T1 Generals, NOAs, or business financials (for self-employed)

Tip: If you’re self-employed, we work with lenders who review bank statements, retained earnings, or stated income files.

3. Down Payment: Do You Have the Funds Ready?

In Canada, your minimum down payment must be:

  • 5% for homes under $500,000
  • 5% on the first $500,000, 10% on property values between $500,000–$1,500,000.
  • 20% for homes $1.5M+

Ask yourself:

  • Have you saved enough for the down payment?
  • Is the source of funds from savings, a gift, RRSPs, or home equity?
  • Do you have extra funds for closing costs (typically 1.5–4% of the purchase price)?

Tip: A gifted down payment from a family member is allowed, but lenders will require a signed gift letter. We can provide the template.

4. Debt Load: Are You Within Lender Guidelines?

Lenders calculate two key ratios to determine your ability to afford a mortgage:

  • GDS (Gross Debt Service): Should be under 37% of your gross monthly income
  • TDS (Total Debt Service): Should be under 42% (sometimes 44%)

Checklist:

  • Do you know your total monthly debt obligations (loans, credit cards, lines of credit)?
  • Are you within Total Debt Service Ratio (TDSR) guidelines?

Use our Flexible TDS Calculator to estimate your current ratio.

5. Property Goals: Do You Know What You Want?

Understanding your goals helps us match you with the right product and lender.

  • Are you looking to buy, refinance, renew, or consolidate debt?
  • Do you know your ideal monthly payment range or purchase price target?
  • Have you considered getting pre-approved to strengthen your offer?

Tip: A pre-approval locks in your rate for up to 130 days and helps you shop with confidence. Start your pre-approval here.

6. Supporting Documents: Are You Organized?

Getting these ready early makes the process smoother and faster.

  • Two pieces of government-issued photo ID (driver’s license or passport)
  • Proof of income (pay stubs, job letter, or tax documents)
  • Recent bank statements (usually 90 days)
  • T1 Generals, NOAs, T4S (for salaried and self-employed)
  • Details of any current mortgage or property tax statement (if applicable)
